House Network are delighted to offer this well-presented, 3 double-bedroomed, detached family home with a double garage, gardens and large timber chalet with veranda and decking. Built around 1900, the property was extensively renovated approximately 20 years ago by the previous owners.

The double garage (which has a full-size inspection pit) and hardstanding parking for 3 cars is accessed off Twynbedw Road by turning left onto View Road and then right up a no-through lane. The garage with two green doors is on the right.

The garage currently has an internal, sound-proofed music practice room - this can easily be removed and the vendors are happy to remove and dispose of it on completion if desired.

The canal track forms part of an unbroken cycle/walking track system of many miles leading towards Pontardawe one way and Swansea and the Mumbles the other.
The river Tawe flows through Clydach offering excellent fishing; visit the rock climbing wall at Clydach's Dynamic Rock, opposite the Forge Fach Community Centre.
A few minutes drive will take you over the Betws Mountain - a famous beauty spot.
7 minutes' drive to Pontardawe Swimming Pool and Pontardawe Leisure Centre, and in the opposite direction to Morriston Leisure Centre.
About 10 mins in the other direction and you'll reach the famous football and rugby venue - the Liberty Stadium, home to the Swans and Ospreys.

Clydach also has a country house - Manor Park, a cricket ground, golf course and bowling green.

Morriston Hospital, which has an A&E department, is under 10 minutes' drive away.

For those who like culture - Clydach is just a 7 minute drive from the famous Pontardawe Arts Centre and well-placed for theatres in Swansea and Port Talbot.

A 5 minute drive and you're at junction 45 to hop onto the M4. 35 mins to McArthur Glen retail outlet, 45 mins to Cardiff city centre.

A 10 minute drive towards Swansea and you'll find several out-of-town shopping centres with all the usual big names and Tesco and Asda Extra supermarkets. Add another 5 minutes and you're into Swansea town centre with the Mumbles and the beautiful Gower coastline beyond.
