LOCATION    Trehannick Close is a popular residential development comprising of a variety of styles of bungalows within approximately half a mile walk of the village with its local amenities which includes post office/convenience store, primary school, butcher's shop, public house and restaurant and the picturesque church at the heart. A wider range of everyday amenities are located in the neighbouring towns of Wadebridge and Camelford.

DESCRIPTION    "40 Trehannick Close" is a semi-detached one bedroom bungalow which is need of improvement works with there being a partially built dining room extension to the rear elevation. The property currently comprises of one bedroom, lounge, kitchen/breakfast room and bathroom. An opening from the kitchen/breakfast room is planned to lead into the new dining room extension on which construction has ceased. Tiled floor. Fitted oven, hob and cooker hood. Window to the rear. There is an archway which is currently boarded up which leads into the part built dining room.

DINING ROOM 12'9" x 9'10" (3.89m x 3m). The block work has been erected by the extension is not yet water tight and further works will be required by the prospective purchaser to make this a habitable addition to the property.

OUTSIDE    The property is approached over a shared driveway which gives access to its private parking area to the side of the bungalow. The front gardens are laid to lawn with a selection of shrubs. The rear garden is currently uncultivated as a result of the extension work which has not been completed.
