The Property
Stepping through the front porch we enter the property via the entrance hall. Doors lead us to the kitchen and lounge and dining room which is open plan. From here stairs also rise to the first floor landing and we find the gas combination boiler in place. The open plan lounge and dining room provides us with a superb family space which measures in excess of 23 feet. A large window to the front aspect over looks the front gardens whilst french doors to the rear open to the conservatory. Heading back through the hall we find the kitchen which again opens to the conservatory allowing us to go full circle of the ground floor accommodation. The kitchen is fitted with range of wall and base units in a timber finish. space is made for a cooker and fridge alike whilst a stainless steel sink is fitted into the worksurface. A glazed door opens to the fantastic conservatory which runs the full of the rear of the house. The conservatory is a recent addition and of upvc construction, patio doors open to the rear garden whilst a door to the side opens to a paved area which leads into the potential utility room. The utility room was previously an outside w/c and woodstore which has now been opened to one space, the w/c remains in situ. Back inside we climb the stairs from the hall to the first floor. Doors lead to all rooms and we firstly find the master bedroom, a generous double room that over looks the rear and benefits from a built in cupboard. Back on the landing we find two further double bedrooms one over looking the front aspect, one over looking the rear. Completing the accommodation is the family bathroom which is fitted with a white three piece bathroom suite.

Outside
The front of the property is approached by an extensive driveway that provides parking for upto three vehicles. The front gardens are laid to lawn with the front boundary being formed by a brick wall. A path leads to the front door whilst a shared path gives access to the rear garden. The rear gardens are mainly laid to lawn and enclosed by timber fencing. A large patio leads off the conservatory and we find a timber shed and two greenhouses in place.

This property is close to the town centre of Bungay. Bungay offers a good range of all the necessary amenities and shops, schools, antique shops, restaurants, The Fisher Theatre (now showing films) and leisure facilities including indoor swimming pool and golf club. The Cathedral City of Norwich is about 30 mins drive to the North and has a mainline train link to London Liverpool Street (1hr 54mins). Diss provides another mainline link to London and is 19 miles distance. The unspoilt heritage coastline of Suffolk with the lovely beaches of Southwold and Walberswick are a short distance away.
