" INTRODUCTION Located in the historic part of Kendal, close to the Parish Church, Abbott Hall and the Brewery Arts Centre, this is the opportunity to purchase a one bedroomed flat within a popular retirement complex. Located to the rear of the development, away from the hustle and bustle, this top floor flat is ideal for those looking to downsize and retain independence. The fully managed development has a house manager, call alarms, security entrance and communal facilities. 

ACCOMMODATION From the main entrance on Kirkland, communal hallways and lift lead to the third floor. A private front door leads into the entrance hallway

The Entrance hallway has a large cupboard with automatic light, ample storage and hot water cylinder. There is a security entrance phone and access to the loft space (access only no storage permitted).

The Lounge is a good size with space for both a lounge suite and dining table. A double glazed window faces the rear aspect with outlook with neighbouring gardens. A compact kitchen with a double glazed window to the side. The cream base and wall units have wood style trim and pale worktops. There is an electric oven and hob with hood over plus an extractor fan. There is a stainless steel sink with drainer, tiling to the walls and under unit lighting.

The bedroom has a double glazed window to the rear again overlooking gardens. There is an electric storage heater and telephone point. A large built in wardrobe with mirrored double folding doors.

The bathroom is fitted with an ivory suite comprising wc, vanity wash hand basin and bath. The bath has a seat and grab handles and fitted Triton shower over. The bathroom is fully tiled and there is a towel rail and wall mounted fan heater. 

COMMUNAL AREAS To the ground floor is a communal resident's lounge with plenty of seating for social events and large windows looking towards the river. The House manager's office is adjacent along with the guest suite which is available by prior arrangement, ideal for visiting family. To the rear of the development is a communal laundry with washing machines and dryers and there is a communal refuse area. 

OUTSIDE Externally there are a limited number of parking spaces, a small courtyard garden with patio and seating area and a lawned area with further seating.
