" This beautifully presented semi-detached chalet villa is positioned at the end of a quiet cul-de-sac in a residential area of town with outlooks from some rooms over neighbouring rooftops to the town of St Andrews beyond. The property is well presented throughout and benefits from gas fired central heating backed up with sealed unit double glazing throughout.
The propertys formal front door opens through a vestibule into the hall which gives access to the ground floor accommodation and stairway. The lounge is open plan to the dining room and spans the full width of the property with windows at both ends making it very bright. It is a beautifully decorated and spacious room. A glazed door opens to the hall. Also at ground floor level is bedroom 3 which is positioned to the front of the property. The kitchen is well fitted with stylish modern units and there is an archway to an open cupboard which houses the fridge freezer. The kitchen has a back door which opens to the back garden and is likely to be commonly used as the main entrance to the house.
In the hall there is a cupboard and a large under stair cupboard for extra storage. Stairs rise to the first floor and a further cupboard is found at the halfway point with a velux window bringing light to the hall. At first floor level are the two double bedrooms and bathroom. Both bedrooms look to the north and so enjoy views over nearby houses to the town of St Andrews beyond. Bedroom 1 benefits from built in cupboards along one wall. The bathroom is equipped with a bath with over bath electric shower and screen, a w.c and a sink. From the landing a loft hatch gives access to a small attic which is insulated and provides extra storage.
To the front, the garden is laid out to lawn with some flower beds and a path leading to the front door. A path leads round the side of the house to the rear garden which is enclosed with fences and accessed through a gate. The rear garden is chiefly laid out with lawn with flower beds to the borders and a path leading to the back door, and a patio area. There is a garden shed which will be included in the sale. The upper level of the rear garden has been laid with hard standing to provide space for the storage of boats or caravans etc and a large double gate opens to the street for access. This however could not be used for parking, though there is readily available and ample public parking located immediately next to the property in Jamie Anderson Place.
