" A wonderful family home, impeccably presented and sitting in larger than expected, South facing gardens on the edge of this popular modern development. Bright, well proportioned living space is neutrally decorated and enjoys views over a surprisingly secluded garden. Kitchen and bathrooms are modern and well fitted and there is wood flooring through much of the house. The kitchen is large enough to have a table in and has large, double doors that open out onto the expansive terrace alongside. Our clients tell us that there was previously permission granted for a two storey extension on this side to provide a super, open plan kitchen breakfast room and further bedroom space above, but this has since lapsed. There are three principal reception rooms and a large conservatory off the sitting room, overlooking the rear garden and currently used as a dining room. Bedrooms are all a decent size, are beautifully decorated and the master suite has a generous ensuite shower room.

Situation
The property is located on the popular Weylea Farm development of similar family homes. Under 2 miles from Guildford town centre and 0.5 mile from Burpham village, the area is well fed with a range of local shops and the Sainsbury's superstore. There is an excellent range of both private and state schools in the area including George Abbot comprehensive (0.7 mile) and Burpham primary school (0.8 mile). There is nearby access to the A3 giving a link to London and further afield via the M25. Guildford and London Road mainline stations are both with a 3 mile car journey and offer services to Waterloo in about 38 minutes.
