Full Description
Hopewell House reputedly has one of the best views in Lodsworth, if
not the best, and has been designed to maximise its position
looking out over the beautiful countryside of the South Downs
National Park. The extensive modernisation and enlargement carried
out by the current owners completed in 2013 results in a light,
modern and easy to run home with spacious family living
accommodation and entertaining space.
The hand-crafted staircase forms a central feature to the design of
the house and is constructed of American black walnut with a
hand-carved oak handrail. It leads to an open plan sitting room
with window seat and a Swedish log-burning fire and dining area and
opens into a large Leicht kitchen with central island, Total
Control Aga, Miele dishwasher and walk-in larder.
The whole space has wide-plank engineered oak flooring and gives on
to the terrace through two sets of concertina doors, bringing the
garden into the house in the Summer. A small study which also has
double doors into the garden is entered from the sitting room and
at the other end a large laundry/flower room provides valuable work
space for projects.
The large picture windows in the first-floor drawing room capture
the views over the vineyards as far as Chanctonbury Ring, some
twenty-five miles away to the south-east, and beyond. A feature
stone fireplace and steel register grate by Chesney's provides a
surround to a gas fire. Double doors lead from the drawing room to
a large deck with a contemporary steel balustrade, providing a
perfect space for drinks and entertaining in good weather and a
place to enjoy the views.
The master bedroom also has double doors on to the deck, affording
an opportunity for breakfast in the morning sun. The dressing room,
which could readily form another bedroom, and bathroom with its
Italian sanitary ware complete the master suite. There is also a
further study on the first floor which could also provide another
bedroom, together with a gym with a new sauna, a cloakroom, and
access to the garage/workshop.
From the double-height hall the staircase goes on up to the second
floor, where there are three further double bedrooms, two of them
incorporating picture windows, with Juliet balconies to catch the
views, and two bath/shower rooms.
Outside
The landscaped gardens are an impressive feature of this property
with numerous specimen trees and shrubs. Steps lead down from the
first-floor deck to the lower secluded sitting area and main
terrace. Two rainwater retention tanks, with a capacity of 2200
litres and hidden under the steps from the upper deck capture rain
from the roof and provide garden watering in times of drought. From
the main lawn which is surrounded by flower beds, stone steps lead
down to further lawns with an arc of flowering cherries and on
through the rustic trellis planted with climbing roses, to the

Hopewell House is located on a hill overlooking the village and
within walking distance of the Hollist Arms and the award-winning
local shop. , Lodsworth lies is the so-called Golden Triangle
between Petworth and Midhurst with their comprehensive amenities,
excellent schools and shops. It is a thriving community with many
activities and entertainment events taking place in the church and
vibrant village hall. Haslemere (around 8 miles) has further
shopping facilities and main line trains to London in under an hour
to Waterloo. The larger towns of Chichester and Guildford with
their theatres are within easy reach. Also the area has much to

Pulborough and Goodwood; racing and motor sports at Goodwood; polo
