" Situated in a quite no through road this first floor maisonette is just 1.1 miles (source Google maps) to the A331 which provides access to the A31 (hogs back) to Guildford and also junction 4 of the M3. In addition, Aldershot train station can be reached just a 0.7 mile walk away (Source Google maps) with access to London Waterloo in 47 minutes.

On entering the property via your own private front door there is an entrance hall allowing access into the Living/Dining room and the separate kitchen area. The kitchen is a fully fitted with gas hob and oven built in, space for white goods and a small seating area perfect for a breakfast bar.The living room is a fantastic size of 15‘9ft by 11‘11ft and is also home to the feature gas fire place. From the living room there is an inner hallway that gives access to the bathroom, both bedrooms and airing cupboard. Both of the bedrooms are good sized doubles with plenty of potential for built in wardrobes. The family bathroom has a three-piece white suite with shower attachment, window and a glaze tiled floor.

To the exterior of the property there is plenty of communal parking spaces and at the rear of the property there is a private garden that does require work but has potential to be a beautiful sun trap for those summer months.

The property still has 100 years remaining on the lease and we are still awaiting service charge figures. However, the ground rent is in our opinion very well priced at only £10 a year.
