An individual architect designed house located at the end of the prestigious Dundas Street which itself is a cul-de-sac. The layout of the property is excellent and all the rooms are spacious. In total 179sq metres in size. There is a bonus of a large β€˜Den’ room (without windows, but they could possibly be added) located off the upper landing. The property is well presented and would make a fabulous family home. It also has probably one of the best views across the Forth we have ever seen. Which is enhanced by the deck/balcony outside the lounge which allows you to sit out and take in the view of the water and the Ochills.

Hallways
The wide spacious hall opens up further to the stairs, which lead up to an impressive galleried landing. There are cupboards on both levels and a WC on the ground floor.

Kitchen & Laundry
A large fitted country kitchen with stainless steel sink and a freestanding gas cooker. There is also space for a table and chairs.

Relaxing Living Spaces
A large lounge has two radiators, plus background heating system. There is a gas fire in the fireplace, which could be re-instated as a open fire. Windows at both ends of the lounge make this room very light. At one end the windows include a sliding door, which leads on to the 4.5m x 2m balcony with railings providing extensive views. A separate dining room also has views across the Forth.

Washrooms
The large family bathroom has both a bath and shower cubicle, other features are a vanity unit, heated chrome towel ladder and tiled walls.

Sleeping Accommodation
All the bedrooms are located upstairs and all provide ample space, the master bedroom is very large and affords the space for a dressing area to be created. The β€˜Den’ could be converted in to a 4th bedroom.

Gardens & Outside
The front garden is south facing and consists of lawn with flower beds. A driveway provides parking and access to the integral garage that has power, lights, tap and a window. The large rear garden slopes downwards is mainly grassed but with a secluded patio area.
