DESCRIPTION With 3 bedrooms and a very comfortable and well used loft space (3 Velux, radiator, decor) and a ground floor extension (full width, tiled roof, Velux); as well as a showpiece; this property is an immense credit to the lady of the house.... From the polished floor tile running through this welcoming hall and in to the extended and integrated fitted kitchen - to the lounge, the living room and dining area and to the three particularly well presented bedrooms and tiled bathroom and finally up to the bright, friendly and spacious loft space, this is a property worth viewing for sure. With other features including arguably one of the longest gardens on this estate and with good parking and garage (for a small car). Aylesbury is one of those few roads on the outskirts of the estate that have always proved more popular. We have no hesitation in recommending viewing for all the right reasons! Notice the wide frontage here with good parking facilities for two in the front but also to the drive and on to the garage.
A pvc leaded effect part glazed front door with matching side panel and welcocme light opens to the hall. The hall is a treat in itself. It has this polished granite effect floor tile, a radiator, meter cupboard and telephone point here and smart part glazed Georgian style internal doors to the kitchen and the front lounge. FRONT LOUNGE 3.35m(11'0'') x 3.25m(10'8'') Measuring up to a wide ornamental display sill standing in front of a pvc bay window with a radiator below. Sliding doors to the living room. LIVING ROOM 3.28m(10'9'') x 3.18m(10'5'') A very comfortable welcoming room here with a tiled fireplace. There's a cast iron electric log effect fire which may be available under separate negotiation. Radiator and a wide opening to the dining area. DINING AREA 2.97m(9'9'') x 2.36m(7'9'') Again, with a radiator, a feature skylight which is part of the extension and new double opening pvc doors to a long and considerably private rear garden. Opening to the extended kitchen; EXTENDED KITCHEN 4.75m(15'7'') x 1.83m(6'0'') Also of course with access returning to the hall. Refurbished recently, comprising a smart range of oak effect worktops and with a white high gloss finished base and wall unit. Three principal worktops, one with an inset one and a half bowl sink unit behind which is a tiled splashback and a pvc window looking on to this garden. Double and single base units with integrated dishwasher below. Second worktop has two double base units, a deep housing unit housing the Worcester boiler above and a double wall unit. The third worktop has a brushed steel Belling hob and glass and brushed steel oven and grill below with utensil drawers either side, wall units either side too and a central brushed steel and glass curved extractor over. In this square pvc bay stands the final worktop with base units and plumbing for washing machine whilst there's standard understair storage facilities. KITCHEN PHOTO FIRST FLOOR ACCOMMODATION Landing with three bedrooms and bathroom. BEDROOM ONE 3.48m(11'5'') x 2.74m(9'0'') With a wide front pvc window with a radiator below. Note this measurement is only up to a range of wall to wall and mirrored wardrobe furniture. REAR BEDROOM 3.28m(10'9'') x 3.20m(10'6'') This is the widest measurement to this room with a store cupboard, pvc window and radiator below. BEDROOM THREE 2.13m(7'0'') x 1.75m(5'9'') Matching window and radiator. BATHROOM Tiled to floor and to ceiling and with a deep bath, deep basin, loo, mixer taps and a shower unit over. Pvc patterned window and a heated towel rail. LOFT The loft was converted when the house was extended to the rear. Unfortunately, not with Building Regs' but as you can see from the photography it is a well used, bright, light and welcoming area. Three Velux windows here, a radiator, good storage and some great views too. We would like to make a general comment about the standard of decor including feature Laura Ashley wallpaper to the living room and dining area; and to the hall, stairs and landing, unobtrusive floral paper and the particularly bright, white loft area with one brightly coloured wallpapered wall. OUTSIDE As mentioned earlier, a nice wide frontage, good flagged parking facilities and neat front garden. To the rear - here's a surprise! Arguably one of the longest gardens on the Holmlands Estate and in spring/summer being particularly private with fruit trees and shrubs. Behind the midway gates, a further hardstanding area for patio or parking which leads on to the garage which has good access for a small car.
