" BRIEF DESCRIPTION A two bedroom home ideal for a first time buyer or investor. Lounge and kitchen diner to the ground floor. Two bedrooms, bathroom and separate wc to the first floor. Enclosed garden to rear.  SITUATION The town of Llantwit Major is situated near the western edge of the Vale and offers a good range of shops - including two supermarkets, a 13th century Church, primary and secondary schools, a swimming pool and other leisure facilities. The town is by-passed along the route from Bridgend to Barry and is also within convenient driving distance of the M4 inter-change at Pencoed and the City of Cardiff. The re-opening of the railway station has further eased links to major towns and cities, with Bridgend and Cardiff now only a short trip away. The Heritage Coast, which is known for its cliff-top walks, bathing and surfing beaches, lies to the south and west of the town. Cardiff/Wales airport at Rhoose is approximately five miles away.   DESCRIPTION OF PROPERTY A two bedroom home ideal for a first time buyer or investor. An entrance porch opens into a lounge looking to the front of the property. From here, a doorway opens into a kitchen fitted with a range of storage units. There is an understairs store and a connecting door to the rear garden. \r \rTo the first floor, the larger of the bedrooms look over the back garden. Solid-fuel heating: 'Parkray' fire and back boiler to living room.  DIRECTIONS From our Cowbridge Office, travel along High Street into Westgate and bear left onto Llantwit Major Road. After approximately 2 miles, turn left at the T-junction at Nash following the signs for Llantwit Major. Continue on this road in a southerly direction for a further 3 miles. Turn left at the large roundabout and continue straight ahead at the next, smaller roundabout. After a further 1/2 a mile, turn right into Llanmaes Road then left into Eaglewell Road. Turn right opposite Eagleswell Primary School into Crawshay Drive. Follow this road for its length and bear left after the convenience store into a parking area immediately to the rear of 22 Nicholl Court.
