" Mendip view is a beautifully appointed and newly constructed house nestled in the sought after enclave of Failand. Designed to make the most of the excellent light and views, it combines opulent living with state of the art design and technology. The original architectural brief was to create a sustainable and comfortable family house maximising the light and space on offer. This has been achieved with clever use of floor to ceiling windows, open galleried ceilings and bi-folding doors.

The house was built to 'code three' sustainable building guidelines and includes generous insulation and eco features including triple glazing and wood pellet boiler adding to the comfort levels and future proofing the house for years to come. The use of high quality materials and bespoke fittings is evident throughout. A true 'heart of the home' has been created in the rear of the house, overlooking the patio and garden. This is informally zoned in three independent areas.

The Italian designed bespoke kitchen by Aran Cucine, has full De Dietrich appliances and well planned feature lighting. The dining area takes centre stage and is the perfect link between the kitchen and the living, which comes complete with a wood burner. This room is bathed in light by numerous windows and an exceptionally large 5 door, bi-folding door system, opening a large proportion of the rear wall allowing excellent flow and enjoyment of the rear patio and garden. This kitchen is backed up by a generous walk in utility/boot room which houses both the washer and dryer, as well as the wood pellet boiler. It also has convenient side access for day to day use.

Further downstairs room includes an independent sitting room with floor to ceiling windows, study, cloakroom and store room. Rising the stairs to the first floor landing you will find two generous bed suites, both with dressing rooms and opulent ensuite's; one of which could be easily converted back to offer a fifth bedroom. Two remaining bedrooms are both of generous proportions and share an opulent family bathroom with twin sinks, free standing bath and shower.

Situation
Failand is immensely popular due to its close relationship with both Clifton village and Bristol city. Located about 3.8 miles from the Clifton suspension bridge its popularity if due to its rural feel. This is particularly evident from this property as it enjoys uninterrupted views over the adjacent fields. Failand itself is a collection of largely detached properties with facilities that include a general store and post office as well as a number of public houses and farm shops in the surrounding countryside. This area is equally popular with families looking to utilise the North Somerset schooling system or indeed The Downs School which offers well regarded schooling about 1.6 miles from this property. There are numerous excellent walks, bridle paths and outdoor pursuits as well as David Lloyd leisure club, golf clubs and mountain biking trails. "
