" A three bedroom detached period cottage in extensive grounds and commanding stunning views of the South Downs. NO CHAIN.

Set in gardens and paddocks of over four acres ( not measured) and enjoying incredible views over the local countryside, a three bedroom period detached cottage with ample scope for improvement and extension, subject to consent.

The property is situated in a rural area to the south east of the popular village of Ditchling and is within the South Downs National Park. Road links to the county town of Lewes, the City of Brighton & Hove and the south coast are close by as are the multiple shopping and transport facilities of Burgess Hill. Several good schools serve the area and there are ample opportunities for various leisure pursuits including golf courses, a leisure centre and sailing at Brighton Marina.

The mainline rail station at Hassocks is approximately three miles away providing a regular service to London in under one hour, with Gatwick Airport being about thirty minutes away by car.

The property itself is set well back from the road and faces the hills of the South Downs. The grounds extend all around with formal gardens laid mainly to lawn with mature fruit trees and two small ponds. There are various outbuildings including a detached garage, greenhouse and an attractive summerhouse with light and power. In addition, there is a paddock with serviced stabling for two horses.

The cottage itself is thought to have been formed from a period stable building and additional living accommodation with later additions and has a  brick and flint facade with partial tile hung elevations. There are extensive views over the rolling hills of the South Downs from the living room and bedrooms.

There is a spacious living room, complete with feature open fireplace and a large log-burner and views over the gardens, a dining area and large fitted kitchen. There are three double bedrooms on the first floor, a family bathroom and ensuite WC to the master bedroom which enjoys lovely views of the surrounding countryside.

The existing property could easily be remodeled and extended (subject to the usual consents) to increase the accommodation to that of a substantial family residence, ideal for a growing family.
