Direction Note: From Southbourne Grove proceed in the direction of Christchurch taking the left turning into Irving Road.  Follow this road to the end turning left into Cranleigh Road.  Turn right at the traffic lights into Beaufort Road where Kittiwake Close can be found on the left hand side.

In our opinion this is a superb opportunity to purchase a deceptively spacious two double bedroom mid terrace home set within the popular location of Southbourne. The property is presented in good order and benefits from both Upvc double glazing and gas central heating making it an ideal first house or investment purchase.

The property is set within a mews style development accessed via a residents pathway leading from a nearby residents parking area where the property has the right to park. A upvc front entrance gives access to the property where a hallway features a good size storage cupboard and gives access to both the living space and separate kitchen.

Overlooking the front of property the kitchen is fitted with a good range of modern units, there is a fitted gas hob and electric oven in stainless steel and space for both a washing machine and tall standing fridge/freezer. Floors are tile effect laminate and there are contrasting feature tiled splash backs. The kitchen also house the gas boiler serving hot water and central heating.

The lounge/dining room is in our opinion spacious offering plenty of room for a full range of lounge and dining room furniture. A set of upvc double glazed patio doors then lead through to a lovely conservatory which is brick built with upvc double glazed windows and a poly-carbonate roof. The conservatory has fitted power and a set of French doors leading to the garden.

On the first floor you will find two generous double bedrooms. The master bedroom overlooks the rear of property via a feature box bay window and has the benefit of a fitted double wardrobe. An open arch also leads to an en-suite shower which is simply fitted with a shower and a useful storage cupboard.

The second bedroom has a recessed built in store, front aspect window and feature sky lights. A good double or a great child's room the current owners having bunk beds which leaves plenty of room for children to play. The family bathroom is fitted with a modern white three piece suite including a full sized bath finished with attractive tiled walls, tile effect laminated floors and an area of pine paneling.

Outside the property there is a residents parking area. Small frontage and a store cupboard allows for bin storage immediately in front of the property. The private rear garden is fully enclosed and has been laid to low maintenance with artificial grass and an attractive patio area to the rear.

A superb home at a price that is hard to find within the Southbourne area we strongly advise early viewing as we anticipate demand will be high. Call to book your appointment today, we are sure you wont be disappointed.
