OWNERS’ ANNOTATIONS
“I was attracted to this property because it has a wonderful feeling of space and light. In the summer it really comes in to its own, as the sun comes up in the morning we open up the doors and enjoy an indoor outdoor lifestyle well into the evening. The lounge dining room is such a lovely calm room and gives us lots of space for entertaining family and friends with a great natural flow out into the garden. The property feels more like a bungalow than an apartment and the garden is perfect, receiving lots of sunshine and offering shade on those hot summer days, great for children as well as the family pet. We have been extremely comfortable living here for the last 7 or 8 years in this quiet neighbourhood, where there is a true feeling of community spirit and friendliness. The location offers Tuckton High Street with all its amenities a short stroll away, the River Stour a 5 minute walk, the cliff top and beach are a 10 minute walk.”

The accommodation is supported by the family bathroom providing a modern white three piece suite with a panel sided bath with mixer tap and shower attachment, a low level WC, and a pedestal wash hand basin, the room is finished with complementary tiling. Externally the rear garden is a wonderful advantage to the property and is well contained with boundaries defined by wooden panelled fencing and trellis work. ARTISAN NOTES
The property is supplemented with double glazing and a gas heating system supplying domestic hot water and heating to the radiators, we understand that the boiler was installed in 2014. We have been informed by the owner that the property has a share of the freehold, a 999 year lease commencing from 1979 and that an approx. cost of £23.00 is paid monthly towards the cost of the building insurance. The communal maintenance costs are shared with the first floor apartment on an ad hoc basis when required. We understand that a right of way has been previously in use to the rear of the property however, this is not presently in use and would need to be investigated by the purchaser’s own solicitor. Council Tax Band B. EPC rating D.
