" SITUATED ON A GENTLY ELEVATED HEADLAND IN A QUIET CORNER OF ELMS AVENUE AND PEARCE AVENUE, LILLIPUT, one of the most exclusive waterfront positions in the Borough of Poole. A 3 bedroom, 4 reception room house with twin garages and courtyard parking.

?Little Ridge? is located on a gently elevated headland, in a quiet corner of Elms Avenue and Pearce Avenue, Lilliput. The location is in one of the most exclusive waterfront positions in the Borough of Poole, not to mention the South Coast. Values here compete with those achieved on the nearby and world famous Sandbanks Peninsula which is just 1.8 miles distant. The nearby shopping parade at Lilliput lists a mixture of convenience shopping, bistros and specialist shops amongst it?s attractions. Lilliput is also home to Salterns Marina, where some of the areas? best yachts and sailing craft can be seen.

Waterside plots have sold for as much as ?4M in the immediate area with new homes offered for sale at figures in excess of six and even seven million pounds. As one might imagine, the views of Poole Harbour are mesmerising, encompassing Brownsea Island from its southern and westerly extremities with the Purbeck Hills beyond. The constant movement of boats through the inner harbour means the view is especially animated and the area is renowned for spectacular sunsets. In the evening, the lights of the working port at Poole Quay on the western horizon are especially pretty and the world famous Sandbanks Peninsula sits to the east of the harbour entrance. The plots in this location are renowned for their sunny south westerly aspect.

The existing dwelling has been in the same family ownership for some decades. The construction is traditional and believed to date from the mid-twentieth century, comprising three bedrooms and four reception rooms with twin garages and courtyard parking. The interior requires modernisation as well as updating. However, interest is chiefly expected from private purchasers and/or developers seeking to redevelop a brand new single dwelling, subject to the necessary consents which cannot be guaranteed. Neighbouring properties have developed similar plots to include facilities such as slipways, jetties, boat stores, summer houses and sun terraces. Intending parties are strongly advised to make independent enquires requiring the required consents prior to purchase.
