The Story
Standing at her enormous barn-style windows, the owner of Fairfield Manor watches the horses out in the fields and the birds perching in the hedgerows.
Her breath-taking, modern home was designed to make the most of the incredible Monmouthshire views and to create a sanctuary that was at one with nature.
Now, with its stunning, contemporary interior spaces and its fabulous indoor pool, it offers the very best in style and comfort as well as a window on the outside world.
We wanted to build a home that was modern and eco friendly, where the lovely views could really be enjoyed, said the owner.
It is now a wonderful place to live. It is just so relaxing.

STUNNING VIEWS

The plot, close to the village of Llandevaud, was chosen for its incredible outlook, she explained.
It was nice and level, and to the left you can see the Bristol Channel, she said. You can also look down the valley to Celtic Manor.
The glorious windows in the house have been positioned to bring the light flooding in and to take in the outside world.
My bedroom has floor to ceiling glass. It is wonderful being able to look out in the morning to see the horses in the field opposite, she said

MAGNIFICENT INTERIOR

The whole house has a striking interior. High ceilings, capacious rooms and bright, contemporary spaces - Fairfield Manor has a design that is impressive in its beautiful simplicity.
The front door opens into a sunny reception hall, where light streams down the central bespoke oak staircase from the great window above. Rooms and spaces flow easily from here.
Rooms have been designed for ease of use by family members and for parties, where guests can enjoy the magnificent spaces, as well as the beautiful setting.

STUNNING KITCHEN

The kitchen, with its white cabinets and Miele appliances, has an exquisite minimalist air, and is a room that is in constant use.
The kitchen is stunning. This is really a family room, with areas to sit and eat, as well as to relax, she said.
Sunlight also floods into this room, which looks out towards the sea - and like many of the other downstairs spaces is floored with elegant porcelain tiles. There is also a large drawing room, with sliding doors on to the garden, and a formal dining space.
Outside, a garage building has an office suite above, which would be perfect for anyone wishing to work from home.

GREEN DREAM

The house has five bedrooms, four of which have en suite bathrooms. Vaulted ceilings and beams bring character to many of these spaces. One of the bedrooms has a staircase with a glass rail up to a level that would make an ideal office or children's space.
The whole property, which has under-floor heating, has been insulated to the highest standards to make it as heat efficient as possible. Windows have been tripled glazed and there are air circulation and waste disposal systems. Fairfield Manor also benefits from a rainwater harvest system and solar panels.
It all works very well. We are extremely pleased as we have achieved exactly what we wanted to in this beautiful setting, the owner said.
This is a lovely place to live. There is a real sense of peace and quiet up here, and of feeling close to nature, but at the same time it is not isolated.

Accommodation
GROUND FLOOR

Situated in a highly sought after village location, the impressive Fairfield Manor has been finished to an exceptionally high standard and benefits from many architecturally designed efficiency savings, such as Argon filled triple glazing, an air recovery system, solar panels and a rain water harvesting system. Approached through electric entrance gates via a sweeping driveway, the first glimpse of the home with its commanding elevations will certainly impress, raising expectations as to what lies behind the immaculate front door. Stepping inside you find yourself in a bright reception hall, with a fabulous bespoke Oak staircase leading to the first floor. From the hall you locate a light and airy drawing room, which boasts a stunning sandstone fireplace and beautiful Oak flooring, while an abundance of windows allows plenty of natural light to flood through creating a warm welcoming ambiance.

Resting at the heart of the home is the spectacular open plan kitchen/living room/dining room. A plethora of stylish cabinets provide copious amounts of storage while lovely granite work surfaces and a charming central island generate a space to prepare meals. Completing the ground floor there is a separate utility room, cloakroom, a magnificent indoor hearted swimming pool and a study, ideal for those wanting to work from home.

FIRST FLOOR

Ascending the beautifully crafted Oak staircase to the first floor feature landing with its seated area and vaulted ceiling overlooking the paddock, there is access to five delightful bedrooms. The master suite is impressive, enjoying picturesque views over the surrounding countryside and has a further vaulted ceiling with exposed Oak beams and full height windows. The en-suite is a superb feature with a walk in shower. The remaining bedrooms are all well proportioned and presented to a high standard, three of which benefit from en-suite shower rooms. Additionally on this floor there is a tranquil family bathroom

Setting the scene
Originally an orchard, the recently constructed Fairfield Manor enjoys a fine balance between contemporary design and cosy living. This exquisite home is set in 2.5 acres of grounds, benefits from magnificent views of the surrounding countryside and also has a detached garage with office suite above. About an acre of the grounds are currently used as garden, according to the owner, while the rest remains as field. The garden is mostly laid to lawn but a shrubbery and mature trees bring colour and leafy shade to certain areas. A terrace at the back of the house enjoys the sunshine and the wonderful views, making it a fabulous place to sit out in the spring and summer months.
The owners have designed the property with future efficiency in mind.

Within easy reach
Situated on the outskirts of the village of Llandevaud, you enjoy privacy and seclusion with the benefit of convenience - Caerleon, Chepstow and Newport City centre are just a short drive away, together with J24 of the M4 motorway allowing access to Cardiff and Bristol.
We also have easy access to Chepstow here, which is a nice place, she said.
Local villages and pubs mean there are also smaller places to visit nearby and the area features some of the very best places in the country to walk and ride.

DIRECTIONS
From Monmouth take the A449 south, signposted Newport M4. At Junction 24 of the M4, follow signs A48 to Chepstow. Proceed along this road and turn right for Llandevaud. Drive through the village and Fairfield Manor will be on your left.
