Very often houses of individual character and dating from the 1890?s are found in more rural locations, not particularly close to village amenities. This lovely individual residence is an honourable exception to the rule, being in a particularly well regarded location, which benefits from several key fundamentals, they being the fact the road is a cul de sac, the walking distance amenities in nearby Waverton and the catchment area of some of the best schools in the whole of the County. In addition, the Shropshire Union Canal is just a short stroll away and this in turn can be used to reach the City Centre of Chester in under an hour on foot.
The house itself sits on a larger than average plot of 0.13 acre, with wrap around gardens, ample driveway parking and a detached single garage.

The house extends to circa 1704 square feet and has been priced at a competitive level to reflect both market conditions and the fact that the majority of the house is in need of complete modernisation and enhancement. This is the central appeal of the house, with hugely exciting scope to adapt and apply contemporary living concepts to this lovely period building, which is genuinely unique and without direct comparison in the locality.

Location

Rowton is a well regarded village on the fringe of Chester, that is located close to both Chrstleton and Waverton. The latter is only just over five minutes walk away. Rowton is also great for food and drink, with the Rowton Hall Hotel and Rowton Poplars both really impressive, in different ways.

Waverton provides a good range of local services for everyday needs including a post office, churches, primary school and Doctors surgery. A parade of shops includes a popular convenience store, pharmacy, Post Office, hairdressers and sandwich shop. The village is extremely attractive with the Shropshire Union Canal providing excellent walks into nearby countryside or towards the city of Chester. There are further amenities in the neighbouring village of Christleton including dental practice, two public houses and outstanding parish church.

Schooling is well catered for with a selection of private and state schools nearby including Waverton Primary, Christleton High School and Sixth Form College, Abbeygate at Saighton and Kings and Queens in the centre of Chester.

The Cathedral City of Chester is one of the north west‘s leading retail and commercial centres and offers an extensive range of shops, restaurants and cultural activities. Chester is home of one of the oldest racecourses in the country and provides an extensive programme of horse racing and other events.

Grosvenor Park, during the summer months, hosts a programme of outdoor theatre. The Georgian High Street of Tarporley is continually rated one of Cheshire‘s most popular villages and is only six miles away.

The area enjoys excellent road links and is convenient for the Chester Business Park, Deeside Industrial Park, Wrexham Industrial Estate and all areas of commerce throughout the North West. Beyond Chester access is gained to the M53 and M56 motorways permitting daily travel to Liverpool and Manchester, both served by international airports. Travel to London is available via Chester station from which there is a sub two hour inter city service to Euston.

Directions

From Tarporley continue on the High Street in the direction of Chester until reaching the Rode Street roundabout, taking the second exit on to the A51 in the direction of Chester. Continue along the A51 passing through the villages of Clotton and Duddon. After passing Okells Garden Centre on the left hand side take the next left on to Cross Lanes in the direction of Stapleford. Continue along Cross Lanes until it becomes Broomheath Lane. At the T junction turn right onto Ryecroft Lane towards Waverton. Follow the road as it becomes Guy Lane and continues into Waverton, passing the Crocky trail on your right and Eaton Golf Club on your left. As you enter Waverton pass the shops on the left, proceed over a bridge and take a right turn into Moor Lane soon afterwards. The first right turn leads into St Georges Crescent and Dormer Close is then the first left. Proceed along and the subject property will be clearly marked by a Gascoigne Halman for sale? board on the right.
