Description

" Victorian seaside glamour comes to the Royal Parade, at Bassets House, a spacious and versatile guest house and private residence, in Eastbourne.

Quintessential seaside charm

With blue sky vistas out over the sea, Bassets House is a grand, 1900s home emanating Victorian elegance and warmth. Built in circa 1900, Bassets House was a private residence until the 1960s, when its use transitioned to guesthouse. A home known previously as both ‘The Moorings‘ and ‘The Eventons‘, what has remained throughout the years, as constant as the tide, is the unrivalled location and sublime sea views of Bassets House.

Make your way up the newly laid porch steps with fresh balustrades and signage, before arriving at the enchanting entrance, where a glazed door opens to the porch within, where black and white traditional tiles lie underfoot.

Light filled living

From the entrance hall, where the high period ceiling instils a light and airy welcome, make your way through to the left, into the breakfast room. A bright and bountiful room, the shuttered, box bay window to the front draws in an abundance of light whilst framing views out over to the sea. A characterful focal point, the working Victorian fireplace is encased in a handsome white surround that stands out proudly against the cherry red chimney breast.

OWNER QUOTE It‘s magical at Christmas, fire blazing and Christmas tree lights twinkling in the big mirror.

Step up from the breakfast room into a separate dining area with wooden flooring, where French doors open out onto a sunny breakfast balcony, looking out towards the sea.

OWNER QUOTE It‘s lovely to see guests sitting out in the sunshine enjoying their breakfast.

Returning to the entrance hallway, turn left to arrive at a large double bedroom, dressed in neutral, seaside shades to the carpet and walls. A spacious room with a sitting area to the rear leading to a balcony with views out over the pretty rear garden.

Freshen up in the ensuite, with shower, heated towel radiator, wash basin and WC.

Shades of heritage green, uplifting tones, accented by a subtle flash of gold and a pop of red, flow throughout the home, as you make your way along the hallway to the second bedroom at the end.

With room for a double bed, large windows to a corner of the room draw in the daylight, whilst delivering views out to the garden. Also served by an ensuite, open a door to discover WC, heated towel radiator, wash basin and large shower.

From the entrance hall ascend the handsome flight of stairs to the first floor landing, where the soothing green palette continues.

Directly ahead from the top of the stairs, is a handy laundry room with a sink and shelving, with a WC next door.

Room for all

Step up and along the landing to discover a spacious bedroom where there is space for wardrobes in addition to a king size bed. Admire the picture rail and elegant cornicing in the high ceiling, subtly elegant features that set this home apart. Currently accommodating twin beds, a window overlooks the rear, whilst there is a private ensuite with shower, wash basin, heated towel radiator and WC.

Finally on this level, arrive at a large family bedroom, where the bountiful bay window embraces the sea views, flooding the space with light. Wake up to the sounds of the seaside from the king size bed, before stepping out of the part glazed door onto a balcony terrace, bathed in sunlight. Beyond an archway lies another area, where there is currently a single bed, also with views out toward the promenade. Refreshment awaits in the ensuite, with shower, wash basin, heated towel radiator and WC.

Another flight of stairs takes you up to the second floor where ahead, a room with wash basin is used as a lockable walk in linen cupboard.

Two further bedrooms feature on this peaceful, upper floor. The first, bedroom five, has ample space for a double bed with space for a chest of drawers and a table and chairs with views out to the distant hills. Freshen up in the ensuite with double shower, wash basin and WC. Refreshing blue and white tiling features to the walls throughout the ensuites at Bassets House, with marbled anthracite grey tiles gleaming underfoot.

OWNER QUOTE All the ensuites are Rocca.

Savouring the sunny seaside views, a capaciously sized bedroom to the front of the home accommodates a single bed and a separate king size bed alongside a wardrobe. Wake up to stunning sea views through the large window frame, also drawing in ample light, with another shower room ensuite featuring wash basin, heated towel radiator, shower and WC.

Owners‘ accommodation

On the lower ground level, wooden stairs deliver you to the owners‘ apartment. Emerging from the stairs into the lobby, wooden flooring extends underfoot.

OWNER QUOTE The log fire is fabulous in the winter. It‘s incredibly cosy and romantic; the perfect place to unwind with a glass of wine.

Step through to the right, into the cosy and inviting lounge dining room, with wooden flooring underfoot and soothing shades to the walls. A log burning stove issues warmth from within its elegant white surround, whilst built in cupboards beneath the staircase make clever use of space for storage. A dining area is tucked away to the left, whilst ahead, French doors provide instant access to the patio and garden. Off the dining room lies the study, carpeted underfoot, with lots of fitted storage and a wide window looking out to the front.

Continue on to discover a laundry room and a handy utility room, with plumbing for washer and dryer alongside a WC, with access out to the patio via a back door.

Retracing your steps, from the lounge, warm toned wood makes way for the practically tiled floor of the kitchen, where shades of sea green celebrate your surroundings in the worktops and splashback tiles. There is also a sink and plenty of space is available in the cabinetry and deep pan drawers, with appliances including dishwasher and double oven, alongside three Neff hobs; being two electric, two induction and two gas.

Returning to the hallway, next door on the right, step through into the light filled bedroom, where the wooden floor continues from the entrance hall. Shuttered windows ensure this room is brimming in sunlight, with cheery tones of lemon yellow to the walls. A spacious bedroom, there is ample room for a king size bed, dressing table, drawers and more. Cleverly designed with a walk in wardrobe containing a window and LED spotlighting, storage is plentiful.

Luxury is not reserved for the guests alone at Bassets House, where you can refresh and revive in the chic Rocca ensuite. Tiled in sandy shades evocative of the surroundings, enjoy a soak in the centrally filling bath containing showerhead attachment; mirrored, alcove shelving is on hand for your aromatherapy oils, lotions, perfumes and potions. There is also a separate, walk in shower, with rainfall head and handheld attachment, alongside a heated towel radiator, closed system WC and vanity unit wash basin.

Sunny spaces

Accessible from the lounge and kitchen, step outside on to the patio terrace where there is space for seating and a table and chairs. Steps lead up to the warm terracotta, block paved west facing garden, walled and sheltered and where you can soak up the sunshine until the end of the day.

OWNER QUOTE My favourite place is sitting on the upper patio in June to admire the roses and wisteria and the heavenly scents of lilies from the beautiful wide border.

Recently landscaped to offer pockets of peace and privacy in the different garden ‘rooms‘, well stocked planting offers colour and fragrance, with borders of roses, magnolia and shrubs, as a purple wisteria winds its way up the trellis in springtime. New, secure gates have been fitted to the rear, where there is space to park a car, whilst there is also a large well maintained shed.

Beside the seaside, beside the sea...

Location, location, location...Bassets House is primely positioned just a hop, skip and a jump from the eastern seafront, directly opposite a short path leading to the beach and promenade. The South Downs, Beachy Head and the Seven Sisters and are all just under 7 miles away.

Over the past six years, Eastbourne has been quietly reinventing itself into an exciting creative hotspot and tourism plays a vital part, annually attracting more than five million visitors and generating more than £336m into the local economy. It sure is a bright and buzzing town, and the perfect place to put down roots.

On your doorstep there are so many excellent independent restaurants in Eastbourne, with Italian, Greek and Mediterranean cuisine on offer. The main shopping centre, The Beacon, was revamped and relaunched in recent years and shoppers can enjoy a leisurely browse of the pedestrianised high street.

London commuters can reach the capital in around 90 minutes by train from Eastbourne, or it‘s 54 miles by car.

Shops are within walking distance, whilst the bandstand hosts tribute bands on a weekly basis over the summer months. View the world class exhibitions at the Towner Gallery or enjoy a show at one of Eastbourne‘s three theatres. The Beach Deck sea front restaurant and the Natural Fitness Centre are also only a short walk away.

Eastbourne plays host to a close network of B&B owners, with many social outings planned throughout the year. With such camaraderie and a fantastic range of local amenities nearby, it‘s easy to see why Bassets House has enjoyed such success over the years as you are able to witness via their online reviews.

Calm, light and sun filled throughout, Bassets House is emblematic of all that epitomises English seaside living.
