A cut above
Yet the plot space, the openness, the view to Prenton Golf course one side and Wales to the other and again the tranquillity of this spot are, in our opinion, without doubt on a par (forgive the pun) and more with all those locations.

Don't just take our word for it why not ask our client, better still come and see for yourselves. 'We've loved living here, so much in fact we'll be moving just next door!' 'Come and buy my house,' the lady of the house exclaims, 'Because you're worth it and so are your kids!' For it's time now to downsize.
True sentiment
Now this could just be a bit of a sales pitch or a genuine free spirited statement from one who has appreciated just how lucky they've been to enjoy such a house, such a way of life.

For it is a way of life. 'When we turn the corner into Stanley Avenue we all just switch off.' That's the affect this quiet cul de sac road has: with minimal traffic noise and living at the bottom, next to the fields and the golf course there's an immense feeling of security too. Do you remember how as kids we used to be taught to ride a bike along a quiet road?
Reassurance
The fact that there's a Neighbourhood Watch community which is alive and kicking (very friendly and not in the slightest intrusive we hear) presumably assists.
A pleasure
Privileged indeed, both existing and new owners alike not just for the position but a little too for those evening sunsets that are apparently quite a spectacle.
Fun
If that romantic notion doesn't do it for you then it could be for the teenage distractions around the outdoor pool, (heated and dive-able) or on less clear, less warm days from the music beating out of the Swedish Barbeque Hut an absolute fave for said teenagers or even younger if they book early!
All to share
For the more mature, perhaps, is the veg. Plot in the making and various borders to attend or car maintenance in the large garage (storage above) to conclude for the day before retreating to the patio for aperitifs.

Although if you're an early riser and a bit of a twitter then were told there's a fair few species of birds too to enjoy. Then again if you love your dogs, four currently in residence, with own dog yard they might see them off.

The point is we can see that this is a house for everyone, certainly a garden for all....
Priorities
So what of the house. Well it is what it is: a thirties five bedroomed detached house which has been extended providing that fifth double bedroom with en suite and a huge kitchen breakfast room (with complimentary utility & boiler room), both with garden and 'beyond' views - a kitchen that isn't dripping with mod cons and kitchen bling. Take a look at the arch at mid point for example - something if you're like us you'll love to hate.. This gives you a measure of the way things just are; a proper family home where the family are just too busy doing what they like doing best.
Room layout
There's a typically traditional and welcoming large hall with oak flooring etc; an entertaining hall, (ie parties) a hall likely to look its best particularly at Christmas. Off here a cloakroom, front dining room; snug/tv room; living room with sun loggia (perhaps one could knock through here to make a larger entertaining room, in fact beyond here there's relatively less used outdoor space crying out for a conservatory of one form or another too - all in the course of time.

At first floor the first thing you'll notice is the deep arched half landing window looking onto the garden. Next, the huge recently refurbished family bathroom. All five bedrooms are double, all slightly different. Two have en suite facilities for example; one a basin, one has the best views over to Wales whilst the main bedroom has particularly deep wardrobes and potential for creating another en suite perhaps.
Heaps of space
Plenty of room to spread out in then although the hub of the house, after the pool and the young folks outdoor meeting house (when the teenagers aren't making a sleepover weekend of it)...is the kitchen breakfast room. (Bricked arch or no bricked arch). Of course, underfloor heating may be the incentive until washing up time that is...and then perhaps a retreat to the next cosiest, the living room with the wood burning stove. (Oodles of chopped wood inc.!)

Back to entertaining and children. What a place for both. In fact with the right levels of energy and conditioning from you there becomes less reason why you shouldn't entertain at Hawkstone for ever and a day.
and relaxing time
Finally, we wonder whether we have given the pool a dis-service by its brief mention. We know its not everyones cup of tea but consider sun bathing after a dip with the back cloth of countryside and associated noise competing with the soporific thwack of a golf ball: could you be in Aquitaine, Berkshire? or...well thats up to you.

Clearly then our clients are, lets say, for the outdoors; not quite 'the good life' (although hen and bee keeping have been enjoyed here too) but there's clearly an aspiration there...because they can.
Other info'
: the house has twin entrances and good parking, upvc double glazing, new boilers for the indoor heating and for the pool and smoke alarms are on the main circuit.

So whilst delivering a slightly light hearted presentation of Hawkstone we and our client are very serious about how we have considered and approached the price of their house. We are of the opinion that it is a reflection on all that Hawstone has to offer.
