Details
MAIN PARAGRAPH
Ideally located on the outskirts of this sought after self contained village in North West Devon, this is a great opportunity to acquire a block of land comprising a most productive pasture paddock extending to almost 5 acres.

THE LAND
This gently sloping paddock is bordered by Devon banks which are topped by some particularly fine native beech trees. Interestingly these trees and the lovely beech avenue that lines the road leading up to the paddock, in years gone by were planted by the residents of Berridon Hall. The paddock has frontage along a quiet parish road and is accessed over a private lane that runs along its western boundary. It extends to some 4.96 acres.

LOCATION
The land is located only 0.5 miles from Bradworthy which is a very popular self-contained village that caters well for its inhabitants with a good range of village shops and amenities including popular pub, social club, bowling green, doctors surgery, primary school, etc. The village is set amidst unspoilt rolling countryside yet is within some 7 miles of the market town of Holsworthy with its more comprehensive amenities including schools, library, golf course, etc. Bude and the North Cornish Coast is some 9 miles. The Port and Market town of Bideford is 14 miles. The regional and North Devon centre of Barnstaple is some 23 miles. Okehampton, Dartmoor and the A30 dual carriageway is some 25 miles whilst the Cathedral and University City of Exeter with its intercity rail and motorway links is some 45 miles. North Devon and the North Cornish coasts are within easy access including such local beauty spots as Stanbury Mouth, Duckpool, Sandy Mouth, etc.

DIRECTIONS TO FIND
From Holsworthy proceed on the A3072 Bude road and on the edge of Holsworthy turn right opposite Bude Road Garage signposted Bradworthy. Follow this road for some 7 miles and upon reaching the 4 crossway in the centre of the village square turn left towards Kilkhampton/Bude. Upon reaching the bottom of the first hill bear right towards Berridon and the land will be found after approximately 0.2 miles on the right hand side with a Christopher Bond 'For Sale' notice displayed. Proceed along the private concrete lane signed Berridon Hall and the entrance gate will be found after 150 yards on the right hand side.
