Last year, Mouseprice.com identified Virginia Water as one of the most exclusive areas of the country. Today, Mouseprice.com Street Rankings 2007 reveal that Virginia Water is top of the league again, as it is home to the most expensive street in the South East, Portnall Rise.

The area of Virginia Water situated on the Wentworth Estate, has majestic roots as it was formerly the home of the Duke of Wellington’s brother-in-law. It is not just a residential area, but is an exclusive village which includes golf courses, as well as the Wentworth Club, and has an average property price of £3,446,220. It is said that the lake ‘Virginia Water’ is named in honour of the Virgin Queen, Elizabeth I. However, today Virginia Water is magical as well as majestic, as the lake was used as the filming location for some scenes from the Harry Potter films. The average property price for Portnall Rise is almost £3.5million, however, properties’ prices can be much higher than this.

Virginia Water is not only home to the most expensive street in the South East, but it is also top of the league again, as the most expensive postcode district with the average value of a property in GU25 being £692,146. With evidence of consistently high prices in the region, it is unsurprising that the average value for every street in the Top 20 is over 2.25 million pounds. Areas in the region which account for a significant number of the 100 most expensive streets in the South East are postcode districts KT10, KT11, KT12 and KT13, together accounting for 37 of the Top 100 and including streets such as Ravenscroft Road, the second most expensive in the South East with an average value of £3,233,140 as well as Blackhills and Golf Club Road both reaching values of over £2.9 million. Postcode districts KT10, KT11 and KT12 also border KT22, and are located south of Kingston-Upon-Thames with good access to ‘A’ roads and connections to London, as well as smaller towns such as Reigate, Guildford, and Woking. KT22 accounts for 14% of the most expensive streets, including Kings Warren with an average property value of £3,118,992, and Queens Drive £2,782,953.
