How does the paid-advertising system work?
An auction for each postcode district takes place at the end of every calendar month. Decide how much you want to pay – the amount you bid will never be revealed to your competitors.
Every month the successful bidder will be the estate agency that (a) has bid the highest amount and (b) has sufficient funds in their account.
To start bidding click here

The successful bidder receives:
- All vendor leads generated within the postcode district
- Advertising on every information page and search result for the postcode district.
- Guaranteed exclusivity, with no one else receiving the vendor leads and no other estate agencies advertising on the same pages.
- All Property Flirt™ introductions generated within the postcode district.

What are the Vendor Leads that the successful bidder receives?
The Mouseprice website is one of the most popular destinations on the internet for house sellers looking for property valuation information and advice. Many of our visitors specifically request to be contacted by an estate agent.
The leads are provided to us from house sellers completing an online form click here to see what the form looks like
As soon as a form is submitted, the information will be immediately emailed to the estate agent who has won the bid auction for that month.

What are the Property Flirts™ that the successful bidder receives?
Mouseprice allows people to be Property Flirts™. These are people who have decided to share with others a price that might tempt them to sell or rent their home.
If we have a potential buyer, we will pass their details to the winning agent for that postcode district. The agent can then mediate between the two parties and hopefully secure a deal.
Where will the successful bidder’s ad appear?
The adverts will appear on every Mouseprice page related to the relevant postcode district. For example, the ad will appear on all pages within the ‘All homes’, ‘For sale’, ‘For Rent’ and ‘Area Guide’ sections.
Please note that the ad will not appear on specific property listings pages found within the For Sale/For Rent sections – this is so as not to confuse the users as to the source of the specific listings.
What is the exclusivity guarantee?
We guarantee to the winning bidder that no one else will receive any vendor leads generated for that postcode district and no other estate agency will be able to advertise on the same pages.

Can I just buy the vendor leads or the advertising separately?
No, we sell them both together as a package. We have found the brand advertising to be important

Why should I pay for vendor leads and ads on Mouseprice?
If you want to build your brand and to increase your chances of winning new instructions, then purchasing vendor leads and ads on Mouseprice is the right choice.
Through Mouseprice you will be able to directly target potential house sellers at the earliest stage in their decision making process.
This is because sellers use Mouseprice as a starting point to find out information about selling their home - prior to asking for professional advice and instructing an estate agent.
Paying for vendor leads and ads on Mouseprice will deliver unique access to this group of potential customers.

The minimum bid on the Mouseprice Ad system is £30.00
Back to top
How much should I bid?
You can bid any amount over £30. Highly competitive postcode districts will obviously go for higher amounts than less competitive postcode districts.
Please bid the maximum that you feel comfortable with - your bid will remain confidential. Over time, as you become more familiar with the system, you can change your bid. Additionally, if you don't win a bid, you can consider raising your bid for next month's auction.
Does Mouseprice compete with Estate Agents?
Definitely not - Estate Agents are our customers not our competitors. Mouseprice is not a site which allows people to sell their homes directly through us (sometimes called FSBO – For Sale By Owner websites). We don’t do this because we believe the majority of people would rather use estate agents to mediate and negotiate transactions on their behalf.

How current is the data?
The primary data source is the Land Registry’s price paid dataset. This is updated monthly by Land Registry - typically towards the end of every month.
Where does the historic sales information come from?
The dataset is supplied directly to us from HM Land Registry. Land Registry is the official repository of house price information in England & Wales. Land Registry remains the copyright holders and licensors of the entire dataset.
What if the data is incorrect?
Although our data is taken from authoritative sources, discrepancies can sometimes occur. To improve the quality of our data, you can edit details on the specific property page, including the number of bedrooms the property has and the type of property it is. You must be logged in to make these changes.
If there is an error with Land Registry data, unfortunately we are not authorised to make any alterations. Land Registry obtain their records from the various forms completed with the sale of each residential property in England & Wales. Land Registry employ extensive error checking procedures however with ~100k records handled monthly there is a small possibility of human error.
If you think that any of their information is incorrect please click here to notify Land Registry. Please note that Land Registry remains the copyright holder and licensor of the entire dataset - we cannot make alterations to the data unless directed by the government agency directly.

Why is a property not listed?
If you cannot find a specific property, the most probable reason is that you are searching with an incorrect postcode.
If you have searched thoroughly by postcode and by address and have not found the property you are looking for, there are three possible
reasons for it not being listed. Firstly, that the transaction took place recently and has not yet been processed by the Land Registry.
In this case the details will be available shortly. The recording process normally takes a couple of months. In rare instances (and cases of dispute)
this process can last for much longer. A second possible reason is that the property might not be recorded in the Land Registry electronic dataset.
This can be the case if a property has not been bought or sold since April 1, 2000. The final possible explanation is that through error, the Land
Registry may not have added the details to their database.
How can I get price paid information prior to April 2000?
We do not hold price paid information on transactions that took place prior to April 2000.

Can you tell me who owns a particular property?
No, we do not disclose any details on any particular individual. You can also be assured that we do not supply any of the personal details you supply to us to anybody else. We guarantee – no spam and no junk mail!
Are all residential properties included?
Only residential property transactions that have occurred at 'full market value' are included in the database. Not included are any property sales where the price is below market due to shared ownership agreements or purchases under the government's 'right-to-buy' scheme.
