" An immaculately presented traditionally built 3 bedroomed 2 reception roomed period terraced house with a garage and rear garden. NO CHAIN.

In more detail ....
This lovely terraced house has been enjoyed by the current owner for the past 28 years. The owner is now living in a residential home and therefore there is no onward chain with this property. The property is approached via an attractive original tiled pathway to the glazed front door which opens into a vestibule. A glazed door opens into the hallway where stairs rise to the first floor. A door opens into a lovely light filled lounge/dining room where there is a view of the rear garden. A focal point is added by a brick built fireplace which is inset with a gas fire. There is also a brick built TV area with open shelf for display. An open archway leads through to a good sized 2nd reception room which has a window overlooking the front aspect. The kitchen has a range of wall and base cupboards with complementary marble effect worktop inset with a stainless steel sink unit and drainer. An original door opens to the rear and a window brings in light from the side aspect. Beyond the kitchen lies a utility area with space and plumbing for a washing machine and above a small worktop area allows space for a table top tumble drier. A sliding door opens into the ground floor shower room where there is a fully tiled shower cubicle with double concertina doors. There is an electric Mira shower. There is a coloured suite comprising a close coupled wc and pedestal wash hand basin. Upstairs there is a large double bedroom with 2 windows overlooking the front aspect. A good sized double bedroom with an cupboard housing a lagged water cylinder with slatted shelving for linen storage and a further single bedroom with a lovely view across the rear garden. In addition there is a separate wc with a small wash hand basin.

What the owner likes ....
I have really enjoyed living here for 28 years and have only left as I find the stairs difficult now. The house is quite deceiving from the outside as it looks small but inside it offers a surprising amount of space. It is so convenient here for the local shops and there are also buses along Exeter Road providing a good regular service. I love the rear garden and pottering about with planting. The garage is a great bonus as parking facilities are so rare in the heart of the town.

Bear in mind ....
To the rear there is a single garage which is accessed via a rear service lane. The rear garden is bordered by brick walls and for the area offers a good sized garden which is mainly hard landscaped for ease of maintenance with a flower bed with some specimen shrubs and perennial planting. A small wooden shed and a summer/green house is also included. Whilst this property is immaculately presented it is ready to be enhanced and improved. The gas central heating is serviced by a back boiler and the electrics may need re-wiring. We at Whitton & Laing highly recommend an early viewing to appreciate the full size and nature of the accommodation offered.

The location ....
Rosebery Road sits within three quarters of a mile of Exmouth seafront, with its 2 miles of golden, sandy beach. Exmouth town centre is just a level five minute walk away, with all its local amenities. For keen walkers there is access nearby to many miles of coastal path starting at 'The Needle' at Orcombe Point, which denotes the start of the World Heritage coastline. The Exe Estuary has been designated an 'Area Of Outstanding Natural Beauty' and offers further exceptional walks and a cycle path leading to Lympstone. Exmouth train station provides access to the nearby Cathedral city of Exeter and beyond. Exmouth is a highly commutable coastal town, being within 20 minutes of the M5 motorway junction and Exeter airport. It offers an ideal base for those seeking an enhanced coastal lifestyle.
